This is a compact residential development built-up on a land where an old bakery and pastry-making industry called Titan was located. Once this industrial development was privatized, it was moved to a more appropriate location for developing its activity, in an area of a new industrial sector on the outskirts of the capital city. Meanwhile, the new planning reclassified its land for residential use and intensely increased density and the ratio of buildable area.

Therefore and beyond to logically organize the void which was left by the industrial plant, our main task was how to equip it again, endow the settlement with a high urban quality and prevent that the impact of an intervention with notably increased constructed volume parameters and number of flats, could damage the existing tissue. This led us to divide the plot into three large blocks arranged in parallel, so that the distance between them generates pedestrian areas to walk, swings and access points.

Also, we designed the typological model of the block, composed by three similar structures with square plans and consisting of two twelve-storey buildings located at both ends –the maximum height allowed by municipal regulations– and a six-storey building at the centre. Finally, as expressive elements for the composition of the façades we used different treatments regarding the various directions, colours of exterior faces, coatings´ textures and cantilever volumes of terraces, which are alternated in consecutive floors.
